How rent is calculated

  • NBP BaRN publishes transaction sale prices for 17 cities — not private rents. The current XLSX has only primary + secondary sheets.
  • Modelled rent = NBP secondary price/m² × gross yield ÷ 12 × 50 m². Every BaRN city gets a value this way — NBP does not publish city-wide private rents. Yields are calibrated from Warsaw/Kraków district samples (~7%).
  • GUS only reports municipal/social housing rents — not the private market. Maintenance costs below are real GUS condo fee data.
